The new JR space is amazing it is right on Madison across from Virginia Mason.  Apparently Virginia Mason owns the space and really likes having a community based center at the locations and thus is giving them a very reasonable deal on rent. There is street access right on Madison and the people here are very friendly come by and check it out for yourself.
